LIBN: Leasing begins at $95M Lynbrook residential development

Called The Langdon, the six-story, 278,014-square-foot building at the corner of Broadway and Langdon Place brings 201 apartments to the site of the former Mangrove Feather factory just steps from the Lynbrook Long Island Rail Road station.
The development, a collaboration between Garden City-based Breslin Realty Development Corporation and Fields Grade Development from Hoboken, N.J., opens its onsite leasing office on Monday, June 16. It has 55 studios, 111 one-bedroom and 35 two-bedroom apartments, as well as onsite parking for 205 vehicles.
Monthly rents at the new Lynbrook apartments start at $3,030 for studios, from $3,545 for one-bedroom units and from $4,900 for two-bedroom units.
The Langdon also offers 20 affordable apartments, consisting of six studios, 11 one-bedroom and three two-bedroom units for households earning up to 80 percent of the area median income. The monthly rents are $2,212 for the studios, $2,527 for the one-bedroom units and $3,147 for the three-bedroom units, according to the Long Island Housing Partnership. Lottery applications for the affordable units are due by Monday, July 7.
“There are very few other luxury rental, amenitized, residential properties in Nassau County on Long Island that combine and offer both The Langdon’s extraordinary transit access and centralized location with abundantly convenient transit to both Long Island beaches and New York City,” David Orwasher, Breslin Realty’s chief development officer, said in a company statement. “The Langdon as a full-service luxury rental building comes replete with New York City rooftop views, while being woven within a special walking downtown, village-oriented feel.”
The apartments feature floor-to-ceiling windows, in-unit washer/dryers, walk-in closets, and kitchens with stainless steel appliances. Amenities at The Langdon include an 1,800-square-foot lobby café, concierge services, rooftop terrace, landscaped courtyard, dog spa and dog run, resident lounge with billiards, fitness center, dedicated work-from-home stations, and more.
“While this residential access to transportation and commerce is extraordinary, it is the luxury amenities that define The Langdon,” Greg Russo, co-founder and partner at Fields Grade Development, said in the statement.
The Lynbrook project received economic incentives from the Town of Hempstead Industrial Development Agency.
The Langdon is managed by Bozzuto and The Marketing Directors is the project’s marketing and leasing agent. The leasing office will be open seven days a week, from 10 a.m. to 6 p.m. Monday through Friday and from 11 a.m. to 6 p.m. on Saturday and Sunday.

Breslin Realty is also developing a $106 million mixed-use project in Baldwin. The project called The Grand brings a five-story building with 215 apartments over 5,000 square feet of restaurant and retail space to a 1.8-acre site at the southeast corner of Grand Avenue and Sunrise Highway across from the Baldwin Long Island Rail Road station.
